How do I request a copy of my Deed or other Land Records?
Land Records are available on line through the https://recordhub.cottsystems.com. All indexes and images are visible and images are available with a subscription fee. There are computers in the Town Clerk's office to access and search land records, and the vault is open during regular business hours. The Town Clerk’s Office will continue to email PDF’s of documents when requested. Please provide volume and pages for the documents you are requesting. If you are requesting a map, please provide the map number. If you are looking for a Deed and you do not know the volume and page, we suggest you obtain the volume and page from the Assessor. We do not search and we do not determine ownership in the Town Clerk’s office. The fee for land records is $1.00 per page and $3.00 per map. Certified copies of a document are $1.00 per page plus a $2.00 certification fee per document. Please email requests to townclerk@newfairfield.org
What are the Conveyance Tax fee rates?
Please refer to the Real Estate Conveyance Tax Return, form OP-236, for the updated tax computation rates. As of July 1, 2007 the Town Conveyance Tax rate is 0.0025 times the total sale price. This town conveyance tax check is made out to the Town Clerk.
What are the fees to record a document?
The fee to record a document is $10.00 for the first page, plus $5.00 for each additional page of the same document, plus $50.00 historical fee per document. Any deeds with a paid sale price, are an additional $2.00 to record. Any type of deed that is recorded requires a completed conveyance tax form with the filing and the necessary conveyance tax fees.

Town Hall is open Monday ' Thursday from 8:30 a.m. until 5:00 p.m. and Friday from 8:30 a.m. until 12:00 noon.
What format is required when submitting a document for recording?
Per State Statute 7-24 (f) Each instrument for record shall have a blank margin, that shall be not less than three-fourths of an inch in width, surrounding each page of the instrument. Each such instrument that is to be recorded in the land records shall have a return address and addressee appearing at the top of the front side of the first page of the instrument.
