Department Profile
The primary task of the Assessor's Office is to discover, list and value real estate, motor vehicles and personal property located within the Town of New Fairfield in order to produce an annual Grand List. The procedures to compile the Grand List are governed by the Office of Policy and Management. Property is assessed at 70% of market value as of October 1st. The Assessor's Office grants a variety of state and local exemptions and other forms of tax relief for eligible residents as provided by state law and local ordinances.

Board of Assessment Appeals
The Board of Assessment Appeals meets in March for Real Estate, and in September for Motor vehicle appeals.
If you wish to appeal your current Real Estate Assessment, you must complete an application for an appointment and return it to the assessor’s office prior to February 20th. The applications are available at the Assessors office or on the Town Website under Assessor. You will not receive an appointment without an application.
Please remember you are appealing the 2019 market value of your Real Estate, not the taxes. You must come to your meeting prepared to show the board why you feel your home is assessed too high. Proper documentation using 2019 values should be included in your appeal.
September Motor Vehicle appeals: Before you appeal to the board: Many people have seen an increase in their motor vehicle assessment. New and used car values increasing over the past 2 years are not unique to Connecticut, this is a nationwide trend. Used car and used truck prices went up roughly 25% throughout the state. The Secretary of Policy and Management recommends a schedule of motor vehicle values from the National Automobile Dealers Association. Per state statute12-71d, “these values must be used by all Connecticut Assessors in each municipality to determine the assessed value as of October 1st”. In order to be fair and equitable, towns do not not determine motor vehicle values. Every vehicle no matter what town it is in is assessed equally according to this schedule. The value is not determined at the town level. Motor vehicle assessments are based on 70% of the “clean retail” value per the October issue of the NADA/JD Power car guide. This is the book the Board of Appeals uses as well. The board can make adjustments for mileage. YOU DO NOT NEED AN APPOINTMENT FOR THE SEPTEMBER MOTOR VEHICLE APPEALS. PLEASE BRING YOUR APPLICATION AND YOUR BILL ALONG WITH PROOF OF MILEAGE.
